<p>Everyone knows that Indianapolis lies in the heart of Indiana. But did you know that Indianapolis is the 12th largest city in the country? How about that Indianapolis attracts more than 20 million visitors each year? It&#8217;s true! It&#8217;s also true that it&#8217;s been rated one of the nation&#8217;s best values for real estate, homes, and cost of living. The Indianapolis Real Estate market is a point of interest for any sports fan.</p>
<p>Calling all sports fans! The Indianapolis Real Estate market appeals to sports fans everywhere. Now, home of the 2007 Indianapolis Colts, Indianapolis is also home of the Indianapolis Motor Speedway that hosts the Indianapolis 500, Brickyard 400, and the only Formula One race in America. If you&#8217;re a die-hard racing fan, which we all know that all racing fans are die-hard, Indianapolis is a perfect place for you. It was also named &#8220;#1 Pro Sports City&#8221; in the United States in 2003. It is also the national headquarters for the National Collegiate Athletic Association.</p>
<p>Indianapolis has two different cities and one town located inside of it. Indianapolis itself is located in Marion County and the City of Beech Grove, the City of Lawrence, and the Town of Speedway are all a part of the Greater Indianapolis Metropolitan Area. Austin got its start as an 1838 trading post on the Colorado River in what was then a Native American buffalo hunting ground. Times have certainly changed since then &#8211; and Austin (named after an intrepid colonist) is now home to over half a million residents. The city is also the Texas state capital.</p>
<p>Because Austin is the state capital city, you&#8217;ll find historic buildings and cultural institutions that aren&#8217;t found elsewhere in the state. The Texas State Capitol building (located, appropriately, in Austin) stands 14 feet taller than the United States Capitol &#8211; which only goes to show that things in Texas do simply have to be bigger and better. Visitors and history buffs can troll around the Capitol Visitors Center in a building that was once a land office or wander through the Texas State History Museum. </p>

<p>With a slowing domestic economy, the United States has watched a decline in all of its markets, especially the housing market. However, this decline has helped keep New York Cityâ€™s housing market alive through foreigners. <p>It seems that the rules have changed when it comes to wholesaling. I remember when you were able to find the ugliest house on a good street, put it under contract, and sell your contract for a nice profit. I mean, you can still do that, but with so many foreclosures on the market, your good deal is in a lot of competition with other cheap foreclosures in the area, that may be  in a lot better condition.</p>
<p>It’s definitely a buyers market right now.  A buyer can pick and choose from so many properties that’s in the same price range of your deal, it gets to be very frustrating at times.  I recently had a friend decide to leave the wholesaling part of real estate because of this frustration.</p>
<p>If anyone else is getting frustrated, what I suggest is…Stick it out.</p>
<p>I believe if you took the time and evaluated what’s going on in the area you are working, then you won’t be as frustrated and will make a lot of money in this market. What I mean by this is, look into the foreclosures in your area, and evaluate them. You may have a gem that hardly needs any work, and will be really simple to sell to a rebuyer, compared to trying to move that ugly house that needs a ton more work, but listed at the same price. I know that’s the way most of us were taught, but we have to start doing things a little different.</p>
<p>I believe that if a wholesaler sticks it out in this market, then once the market turns around, your skills in finding great deals will be second to none. You will become that go to person to get deals, because they will not be as easy pickings as they are today.  Consider this market as a training ground for whats to come.</p>

<p>Earlier this year Forbes named Charleston, South Carolina the ninth strongest real estate market in the United States.  Houston, Texas; Tulsa, Oklahoma; El Paso, Texas; Buffalo, New York; Pittsburgh, Pennsylvania; Syracuse, New York; and McAllen, Texas were the cities listed above Charleston on this list.</p>

<p>When these findings came out, we (as Charleston Realtors) were pleased that Charleston was given such a good outlook.  However, we also wondered how Charleston would fare in the coming months.  Only now that we are halfway though the year, we are able to see that Charleston’s real estate market the past six months has held its own quite well compared to other cities around the country.</p>
<p> </p>
<p>Prices for the general Charleston area are down a little more than 9 percent compared to this time last year.  It is a buyers market here, and sellers are willing to bend on their negotiating price when they would not have dreamed of it even a year ago.  In response, buyers seem to be coming out of the woodwork to take advantage of the good buys.  So, again, there is certainly a strong buyers’ market here, but one of the main differences in comparing Charleston to other cities is that its market is not completely stagnant.  The demand from buyers has made our real estate market very active, so that it is not the one sided selling process that other cities are seeing where sellers just have to wait and wait and wait for showings and offers. </p>
<p> </p>
<p>In the past few months, we have even seen multiple offer situations come back to our market.  The prevalence of these is not was it was in 2005.  But, we are seeing more and more.  And, if a home is priced well, multiple offers are now not uncommon.  Just last week, we encountered a home with four offers – one was contingent, and the others were backups.  Needless to say our client did not make an offer on that one – we moved on to the next home to make an offer on unclaimed territory, so to speak. </p>

<p> </p>
<p>By the way, some of the worst real estate markets in the country on Forbes’ list were Las Vegas, Nevada; Miami, Florida; and Jacksonville, Florida.  Recovery for these cities is furthest out, with a projected bottom ranging from the last months of 2009 to late 2011.  Prices are expected to drop another 40 percent in these cities before that bottom is hit. </p>

<p>Your Indianapolis home&#8217;s square footage doesn&#8217;t end at the garage door. This once neglected, disregarded and, dare I say, abused space is among the largest rooms in the house. For decades it has slid into cluttered oblivion, too jam-packed with &#8220;stuff&#8221; to even park a car inside. But things are changing. Homeowners are expanding their organizing and remodeling zeal to the garage, which has become an extension of living space that has moved beyond its utilitarian origins. The garage plays an increasingly important role and can be a help or a hindrance when selling your home.</p>
<p> According to the National Association of Home Builders, Americans spent .5 billion on garage remodels in 2005. The number one garage rule: turn it into a garage. Buyers aren&#8217;t interested in garage conversions. If they needed an extra bedroom or family room, they&#8217;d look for a bigger house.</p>
<p> You don&#8217;t have to turn it into a show garage, but a finished garage will help sell your house. The garage is simply too big and too valuable to let its space go to waste. Function and organization are the key elements of a garage that will be an asset when you sell.</p>
<p> 1. Capacity. The two-car garage is outdated. The trend for three-car garages began around 1992 and these days, four-car garages aren&#8217;t uncommon. Many home buyers have project cars, classic cars, RVs or boats to store. Some have teenagers who are driving. Others just want the extra storage space. Whatever the need, the added square footage is as important in a garage as it is inside the house.</p>
<p> 2. Size. A standard-sized garage measured about 21 ft. x 21 ft. and was about 7 ft. high in the 1980s. Today&#8217;s SUVs, oversized pickup trucks, RVs, boats and trailers demand a larger garage. To accommodate bigger vehicles, the dimensions should be at least 22 ft. x 22 ft. by 9 ft. high.</p>
<p> 3. Space. When it comes to garages, it&#8217;s all about size and space. Extra space is a bonus that can be used for storage, as a workroom or even as a playroom for the kids, especially if the home doesn&#8217;t have a basement.</p>
<p> 4. Location. The trend for placement has come full-circle, with many garages now being located at the back of the house and even detached garages on an alley. While that creates better curb appeal out front, many home owners don&#8217;t want to sacrifice backyard living space. If the lot is wide enough, the side-load garage is still popular and can be easily disguised to look like a wing of the house.</p>
<p> 5. Storage. Because storage is always at a premium, the garage offers another opportunity for stashing seldom-used items or tools and items for outdoor use. Organizational products can cost anywhere from 0 to ,000, but are well worth the investment. At the minimum, add wall hooks or pegboard for hanging up garden tools and bicycles. Shelves keep clutter from accumulating on the floor. Closets are great for hiding coats and boots. Cabinets and workbenches are bonus features that can close a sale.</p>
<p> 6. Lighting. Replace that single center bulb with an 8-ft. fluorescent light strip. If you have a workbench or bonus space, additional lighting will be necessary and can include LED task lighting, spot lights or more fluorescent strips. Don&#8217;t forget outside lighting. Place two fixtures on either side of the garage door and additional fixtures by every outside access door.</p>
<p> 7. Flooring. The garage floor should stand up to dirt, oil, salt, paint and other debris. Flooring not only upgrades the look, but also increases resiliency to stains and tires marks and hides imperfections. Choices range from epoxy resin-based paints to rubber mats and tiles. Paints and coatings come in a limitless range of colors and are now available with a gritty element for more grip, less slip. Mats and tiles provide a vapor barrier and cushion your feet. They also reduce the amount of dirt tracked inside and act as insulation and noise reduction.</p>
<p> 8. Access. Oversized garages benefit from a walk-through door to the back or side yard, which also increase air circulation or reduce heat loss, depending on the season. Drive-thru garage designs are convenient for moving lawn tractors, trailers and other equipment out of the garage and for families with multiple cars.</p>
<p> 9. Doors. Particularly if the garage faces the front of the house, the door should be an attractive complement to the house&#8217;s style. Design, color and materials can make this a stylish aspect of the home&#8217;s exterior. Doors should be lightweight, secure, functional and should enhance your home&#8217;s appearance. The first automatic garage door opener became commercial in 1954. These days, the door opener is practically a must and often considered a standard feature.</p>
<p> 10. Finished walls and ceilings. Finishing a garage makes it look clean and &#8220;complete&#8221; and prepares the space for customization. It&#8217;s one less thing a buyer will have to do. Make sure the garage is insulated before you finish it off; that will save on heating and cooling bills. Don&#8217;t expect to get 100 percent return on investment with all these garage upgrades, but these amenities are sure to make your home more appealing to buyers.</p>
